The Big Picture: Housing conversations spanned from Washington state to Pittsburgh this week. In Washington, a damaging rent control bill was signed into law by Governor Ferguson. In Pittsburgh, a new affordable housing zoning requirement may be slowing down new development. Conversations continue to focus on federal housing assistance and a new op-ed from HUD Secretary Scott Turner defended the repeal of the Affirmatively Furthering Fair Housing rule

What We're Advocating

Federal Tax Bill: This week, lawmakers released the federal tax bill in the U.S. House. While early in the process, the legislation reflects many of the rental housing industry's key tax priorities. The bill passed out of committee on a party-line vote following a marathon markup, and heads next to the House Rules Committee on Monday. Read more.

Housing Policy Outlook: In a thorough policy update article in Multifamily Executive, NAA’s Senior Vice President of Government Affairs Greg Brown says that he’s “optimistic that we will see a good outcome on tax legislation and other bills that are so important to the housing ecosystem.” Read more

NAA Hall of Fame: NAA has announced the upcoming induction of Marc Ross, President of Bob Ross Realty and 2016 NAA Chair of the Board, into the NAA Hall of Fame. Ross will accept the recognition – the highest association honor that can be bestowed upon a rental housing professional - during Apartmentalize, NAA’s annual conference and exposition, June 11-13 in Las Vegas. Learn more

What We're Doing

NAA Files Amicus Brief: As part of continued efforts to weigh in on legal cases of national concern, NAA joined a coalition of other associations to file a “friend of the court” brief in support of nationwide injunctions, arguing that they are lawful and necessary where cases have national application. Read more.  

Mental Health Awareness Week Reminder: Mental health affects people on all sides of the leasing desk, from residents to maintenance to the C-suite and everyone in between. NAA has partnered with the National Council for Mental Wellbeing to present a five-part cathartic webinar series for Mental Health Awareness Week, May 19-23. Learn more

What We're Hearing

Affirmatively Furthering Fair Housing (AFFH) Rule: “In a strongly worded op-ed, U.S. Department of Housing and Urban Development (HUD) Secretary Scott Turner defended the recent repeal of the [AFFH] rule. Turner argued in The Gazette, an Iowa-based newspaper, that AFFH represented a federal overreach into local housing decisions and hurt the very communities it claimed to help.” (HousingWire)  

Apartment Completions: “Washington, D.C., has the largest share of downtown apartments—nearly 23,000 units completed between 2020 and 2024—in the country. According to RentCafe, nearly 80% of all apartment completions in D.C. during that time were "downtown apartments." Chicago, Denver, Atlanta and Charlotte, N.C., were also among the cities with the highest total units completed between 2020 and 2024.” Read more
